HOA Dues

Grayhawk assessments, or HOA dues, fall under one of four categories: Grayhawk Community Association, Retreat Village Association, sub-association or neighborhood. Learn more about those assessments below or find out how to pay your assessment.

Grayhawk Community Association

Everyone that lives in the Grayhawk Community, whether in a single family home or condominium/townhome, pays a quarterly Master Association assessment. This assessments covers landscape and general maintenance of common areas including greenbelts, hiking and biking trails, pocket parks, playgrounds, walls and fences, monument signs and more. It also covers common area utilities, 24 hour patrol, on-site management staff and reserves. 

Retreat Village Association

Anyone that lives within the gated portion of Grayhawk, the Retreat Village, pays a separate quarterly assessment in addition to the Master. This assessment covers personnel and maintenance at the entry gates, utilities and reserves, which include private streets. It also covers landscaping and general maintenance specific to the Retreat Village, including sidewalks, street sweeping and tennis courts. 

Sub-Association

Sub-association assessments are paid by owners that reside in any one of the eight condominium or town home neighborhoods within Grayhawk. They are paid monthly to a separate management company. Two neighborhoods, Avian and Cachet, pay the Master, Retreat Village and a sub-association assessment because they are within the gated portion of the Grayhawk community. Neighborhood

Neighborhood assessments are assessed to specific neighborhoods and are exclusive of each other. They cover neighborhood amenities such as a pool, spa or tennis court that only those residents residing in that particular neighborhood have access to. Neighborhood assessments are found predominantly in the Retreat Village and are included as part of the quarterly assessment.
